Welcome to the first of my monthly Real Estate Newsletters! I’m calling it THE BRUCE BEAT.
My name is Scott Bruce and I am proud to be an Affiliate Broker with Coldwell Banker Pryor Realty. While I am new to the Real Estate world, I have over 20 years of experience of building and maintaining relationships with customers and clients and providing solutions they need to achieve their goals—and I plan on using that same mentality in my new Real Estate profession.
Born and raised in South Carolina, and after some time spent in Atlanta, my wife Mary and I have called Chattanooga home since 2010. We love the Chattanooga area and I have been completely submersed in boards, committees and events around the city for years.

We all know that real estate transactions are not always easy and can even be very time-consuming and emotional. The housing market in the Chattanooga area is pretty competetive. Here are a few trends that I have recently learned that I would like to share with you:
– The average sales price of a home is currently $345,000.
– The average time a house stays on the market is 57 days.
– The average cost per square foot of a home is $199.
– The average home currently sells for 3% below list price.
– People in the area love it here–66% of homebuyers in the fouth quarter of 2024 were people already living in this area.
– The 4 top cities people are moving here from are Atlanta, Los Angeles, Miami and Chicago.
One of my favorite things about this area is the amount of events and concerts that it offers. I love to get out and about and I love spreading the news about these events to everyone I know. With that said, each month, I will highlight events and concerts happening around the Chattanooga area that interest me and may just interest you too!
