THE BRUCE BEAT – MAR 2025

Hello, and thank you for checking out month #2 of THE BRUCE BEAT, my monthly real estate newsletter. But before you stop reading, please understand that I am not just trying to bore you with real estate news only. Now, there will be some real estate news…well, because this is what I do now. But I will also include some fun facts for you to learn (if you don’t already know) and I will also point out some events and concerts happening throughout the month that I think you should check out. Oh, and I also include a new Spotify playlist each month. So, even if you have absolutely no intentions on buying or selling a home anytime soon, I hope you will still give THE BRUCE BEAT a chance!

Let’s begin with the real estate info…

The Greater Chattanooga Realtor Association just released their recent January Market Report, and here are a few things from the report that I thought you may like to know:

– The median sales price of a home in our market is currently $330,000.

– The average time a house stays on the market is 56 days.

– Locally, Chattanooga’s housing market remains active, with a rise in new listings, pending sales, and inventory, creating more opportunities for both buyers and sellers.

– Housing supply remains down compared to pre-pandemic levels, and the limited number of homes on the market continues to push sales prices higher nationwide. However, as inventory improves, the market is showing signs of stabilization, but home prices continue to rise due to ongoing demand. Whether buying or selling, it’s crucial to stay informed and work with a REALTOR® who understands current trends—I would love to be that guy for you!

In other real estate news…

Did you know that Coldwell Baker is the #1 real estate company in the US? Now, I am not telling you to brag about the company I decided to join (although I am very proud to be with Coldwell Banker). No, the main reason I am telling you this is in case you or someone you know is moving from the Chattanooga area, whether for work, school or a new beginning. Please reach out to me and I can help put you (or them) in contact with a Coldwell Banker agent in the city you are moving to, just to help you make an easier transition into your new chapter in life. Having a trusted agent on your side to help navigate your life into the area of town you need to be in is a lot easier than going in blind. They can start helping you before you even make the official move. Moving can be an anxious event for many, especially into a new city. Reach out to me and I can refer you to another Coldwell Banker agent that can hold your hand through the move. Now, doesn’t that help your peace of mind a little?

There’s a good chance you have heard some of these, but have you heard of all of these Chattanooga fun facts??
